Yes, you can still have a win-win-win as a Seller even as the market adjusts. In fact, now we're in a market where marketing and the "right" agent can determine if you win and get the highest price the market will bear ... and if you sell period. Kind of like separating the cowgirl from the rest of the corral.
In our Near East Bay market, as of August of this year, only 6% of the homes listed were selling in 30 days or less. 100% of my listings sold in 30 days or less this year. In fact 90% sold in less than 14 days. And 70% sold over asking ... with multiple offers!
That's probably not a case of cowgirl luck. In fact, it probably has a lot to do with my marketing background ... and the efforts I put into active marketing and presentation on all my listings (which is why you happen to be reading this right now).
In times like these, it takes more than a sign in your yard and simply putting your house on the MLS. As an "active" agent, I expose your property to the largest possible audience of potential buyers nad agents, put it in the best possiblbe light, and market it to the hilt.
